Villa Gerby is for sale – make this unique milieu your own

The auction for the historically valuable Villa Gerby and its plot, owned by the City of Vaasa, began on 12 March on the huutokaupat.com platform. The property now for sale includes the existing protected buildings, as well as building rights for three new detached houses.
Villa Gerby is a historically valuable villa located right next to the Gerby marina. Over the years, the villa has served as a summer residence, a restaurant, and even a youth centre. The building has been vacant since 2020.
The first auction of Villa Gerby was held in 2023. The auction did not lead to a sale, as the highest bid – just under €150,000 – was deemed too low. At that time, the auction started from zero, but the starting price is now set at €199,000. The total price includes both the plot and the buildings.
The city plan permits the construction of new homes
The city plan amendment approved in 2023 allows for the construction of three new detached houses on the plot. This means that the buyer of the plot will be able to renovate Villa Gerby, converting it into apartments, and build three new detached houses next to it, forming a residential housing company.
This is an excellent opportunity, especially for construction companies looking to develop housing in a unique location.
The plot now available for sale covers a total area of 4,618 m². It includes 500 m² in gross floor area of new building rights for detached houses, 160 m² in gross floor area of building rights for a new auxiliary building, as well as the existing protected buildings (Villa Gerby and the current outbuilding, totalling 300 m² in gross floor area). The property is sold as a single entity, and the protected buildings cannot be demolished.
Private individuals may also place bids to make Villa Gerby their home.
Buildings can be renovated within the constraints of the city plan
With regard to the protected buildings, additional construction and modification work may be carried out, provided it does not damage their architectural or cultural-historical value or style. The buildings can be repaired in a way that is consistent with their style.
– The city plan allows the protected buildings to also be used as workspaces or commercial premises, functioning in a way similar to residential use. For example, Villa Gerby could be transformed into function rooms, as shown in the virtual interior images, says Marie Kero, Land Use Engineer.
The city plan sets the parameters for the appearance and placement of new buildings, among other things. Any new buildings must have gable roofs and blend in with the surrounding cultural environment in terms of shape, scale, materials, and colour. Moreover, Villa Gerby must remain the dominant main building on the plot also in the future.
The plot also includes an outbuilding and a grill shelter, which will be transferred to the buyer along with the buildings’ electricity and water connections.

The auction started on the huutokaupat.com platform on 12 March, and the bidding will end on 24 April 2025.
